The Assistant Director of Maintenance works directly under the Director of Maintenance, in conjunction with four other maintenance supervisors, and is responsible for oversight of 50 union Maintenance staff that operate on a 365-day/3 shift schedule for a, 1,689 unit mixed-use apartment complex with 14 commercial tenants, a 1,000 car garage, health club and racquet club:
Responsibilities include:
- Must be willing to live on-site
- General site administration and maintenance

Plan, organize, execute & monitor capital improvement projects & construction services, as assigned.
- Emergency Response management (i.e. fire, flooding, etc.)
- Provide technical training to on-site staff
- Technical troubleshooting, resolving maintenance issues
- Perform monthly written site inspections
- Participate in annual budget estimates
- Assist in initial interviews of maintenance related roles
- Ensure properties are within company, State, Local & Agency inspection requirements including fire and safety code compliance
- Capital Improvement project planning
- Special projects and other duties as required by the General Manager, Director of Maintenance and Management Company.
- Working with Purchasing Agent to purchase and maintain materials, supplies, inventories, and good vendor relations
- Works with Maintenance Supervisory staff to prepare written schedules for periodic property inspections, including those that occur on a weekly, monthly, semi-annual and annual basis.
- Establishes and maintains a good working team relationship with the administrative staff.
Compensation:
- $100000.00 – $125000.00 / year

Qualifications:
Qualifications
- Bachelor’s degree in a related field preferred
- Understand and be able to use and interpret construction drawings & specifications, including architectural, MEP & Civil construction manuals
- Working knowledge of equipment, materials and supplies used in facility maintenance, supplies & repairs
- Knowledge of construction codes
- Knowledge of HPD/DOB/FDNY violation removal process
- Knowledge of boilers and boiler controls
- Understand REAC inspection protocols & experience
- Extremely detail-oriented and highly organized
- Experience with RealPage OneSite, or other core property management software - ability to create reports and analyze property performance metrics related to work order completion, turnover, and preventive maintenance
- Ability to select and oversee the work of consultants and contractors for building repairs and renovations
- Ability to evaluate problems and provide practical, cost effective solutions
- Ability to plan, organize and monitor work activities according to priorities, established schedules, deadlines and emergencies
- Capable of managing multiple and potentially dissimilar tasks simultaneously
- Ability to work in a team environment
- General knowledge of Microsoft Word, Excel, Outlook and Adobe, MS Project
Working Conditions:
- Must be willing to work various schedules
- Must be accessible to respond to off-hour emergency situations, if necessary
- Ability to lift 50lbs and stand for 8 hours a day
- Must be willing to live on site
