Job Title: Assistant Project Manager - Construction

Works With: Construction Team (Project Managers, Superintendents, Project Engineers)

FLSA Status: Exempt
Position Summary: Under the supervision of the Project Manager, the primary role of the Assistant Project Manager (APM) is to manage the planning and execution of construction projects from start to finish. Our APMs work collaborative with the Superintendents and Project Engineer making sure the project meets schedule, budget, and quality. Working out of a job site, this position will be managing one project at a time.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Budget Management
  • Working with Project Managers on the project budget upon GMP execution, including cost estimating, cost reporting, change orders, and profit projections.
  • Working with Project Managers on the Procurement of all Subcontracts and Purchase Orders and help to ensure complete scope is established for the project (no gaps or overlaps).
  • Working with Project Manager on the subcontractor pay applications, request purchase orders, change orders and review invoices.
  • Working with the Project Engineer to review RFI responses and process change orders accordingly.
  • Maintaining and providing project status and progress reports to the Construction Team including but not limited to: Buyout Summery Monthly Report, Owner and Subcontractor Change Order Log.
  • Overseeing the organization and tracking of all close-out documents, including subcontract and vendor close, final payment and records retention with the Project Engineer.
Schedule Management
  • Providing support to Project Superintendents and Project Managers on everything necessary (buyout, materials, information, compliance) in a timely manner for successful execution of the project.
  • Working with Construction Team to perform monthly schedule updates and distributing it out to Development as well as Subcontractors/Vendors.
  • Working with the Project Engineer and Superintendents to ensure materials are delivery on time.
Quality Control
  • Reviewing design documents and submittals thoroughly to ensure all required details are provided and coordinated amongst themselves.
  • Managing the three-phase quality control program for each feature of work:
  • Pre-installation meeting
  • First install verification
  • Ongoing observations
  • Engaging manufacturers and AHJ, if applicable, in a proactive manner to ensure their requirements are incorporated into the process in time.
Safety
  • Working side-by-side with the Construction Team, and with consultation Safety Manager, ensuring a safe work jobsite for not only RangeWater employees but all Subcontractors and general public.
  • Overseeing required compliance and all necessary reporting in accordance with RangeWater Construction’s Safety Program.
Risk Management
  • Working with Project Manager to oversee the insurance program(s) in place for the project and ensuring complete adherence to its requirements:
  • OCIP/CCIP
  • Builder’s Risk
  • Auto/WC/Pollution/Professional Liability
  • Subcontractor Default Insurance/Bonding
Personnel and other Responsibilities
  • Leading by example, upholding RangeWater’s integrity standards and strong reputation at all times.
  • Developing and maintaining key subcontractor and design consultant relationships.
  • Open partnership with Development Managers and Development Construction Managers in proactively resolving Project’s challenges.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
  • Organizational Responsibilities:
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
  • Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Work Hours (may vary by state or location):
Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

Education/Experience:
Bachelor’s degree, preferably with a concentration in construction management, engineering, or business.
Minimum 3-5 years of relevant work experience in construction. Multifamily project experience preferred.
Language Ability:
Demonstrated ability to read, write, and communicate effectively; to comprehend and complete legal documents, construction documents, RFI, schedules and other industry standard documentation; and effectively communicate with partners, vendors, contractors, investors and C-level executives. Able to negotiate effectively with subcontractors.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Incumbents must be detail oriented with strong organizational skills and must also have a strong sense of urgency to bring appropriate attention to critical issues so they can be resolved in a timely manner.
Computer Skills:
Demonstrated proficiency in Internet, Project Accounting software, spreadsheet, presentation, and database management programs in order to complete required reports and employment documents. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to read and interpret detailed construction plans prepared in CAD or similar design drawing programs. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.

Current valid driver’s license is required.

Routine, local travel may be required to be on project sites, attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Non-local travel may be required to attend meetings, visit project sites or other situations required to meet company expectations.
