SUMMARY
Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role.
Reports to: Property Manager
SCHEDULE: M-F Hours: 8:00 am - 5:00 pm (on call flexibility)
*
WAGES:* Up to $23.00 per hour
ESSENTIAL DUTIES AND RESPONSIBILITIES
Additional duties or job functions that can be performed safely may be required as deemed necessary by our Banyan Leadership Team. Basic duties may include but are not limited to:
- Maintain the property and review for daily repair and maintenance
- Responsible for maintaining the grounds and assisting the groundskeeper on a daily basis.
- Prepare the vacant units for occupancy.
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the
property and/or the management company.
- Verify the proper operation of all appliances, heating and cooling units, and light fixtures.
- Work independently with little supervision. Balance between independence and teamwork.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or
residents.
- Responsible for maintaining the required property uniform and insuring a professional appearance
and attitude at all times.
- Provide basic (non licensed) plumbing and electrical repair work
- Responsible for cleaning the work area, tools and equipment.
- Be courteous and respectful to residents, team members, vendors and property owners.
- Operate within OSHA (Occupational Safety & Health Act) standards and company
safety policies at all times.
- Responsible for thorough knowledge of management company policies and property community
Policies.
- Responsible for the seasonally opening & close swimming pool.
- Maintain pool operations when in season.
- Responsible for proper pool treatment and reporting/logging in accordance with all local Health
Department guidelines.
- Responsible for attending company training to enhance your professional growth.
- Availability to work on an on-call basis as needed.
- Responsible for securing the maintenance shop(s) at the close of every work day.

QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. - Working knowledge of computers
- Ability to work independently with little or no supervision
- Ability to balance multiple priorities
- Experience with basic electrical, plumbing, and refrigeration
- HVAC Certification is preferred
- Ability to operate vehicles or powered equipment, such as lawn mowers, golf carts, snow blowers, chain-saws, electric clippers, sod cutters, or pruning saws.
- Ability to lift up to 50 pounds, reach, stand, climb ladders, bend, pull, push, twist, and kneel.
- Must have a valid driver’s license and clean driving record and criminal background.
EDUCATION and/or EXPERIENCE:
High school diploma; or one to two years related experience and/or training; or equivalent combination of education and experience.
