Construction (Concrete/Masonry) Estimator Job at Legacy Builders So Cal Inc.
Job Description
We are a high level Concrete and Masonry company that works in the model home, design build residential custom, commercial and tract home builder categories. Our main scopes of work are decorative hardscapes of all kinds as well as standard concrete flatwork.
We are looking to employ a seasoned estimator that can mesh with our current team. We are a different kind of company that operates at a high level because of the team atmosphere we have.
We would like to see a minimum of 3-5 years experience estimating in either concrete or masonry or both. The estimator has a critical role in creating material lists and keeping cost under control, by processing change orders, RFI's, client communication and field scope clarification. The Estimator will need to be able to understand the bid scope letters, interpret the plans, source materials and provide a competent estimate.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
- Create cost estimates based on the provided plans, identifying issues and request clarification from the architect or clients.
- Create cost estimates and budgets for prospective clients.
- Review & Provide material takeoff for each project to the purchasing department.
- Establish and maintain tendering process, and conduct negotiations.
- Manage Bid process for competitive bids.
- Consistently follow up on submitted estimates and bids with clients.
- Submit 100% of bids and budgets by estimation deadlines.
- Review the approved construction documents with the construction team prior to and during the bid phase. Provide a detailed scope of work to the construction team.
- Provide support to field operations including negotiation of extra work orders based on field conditions.
- Analyze blueprints and other documentation to prepare time, cost, materials, and labor estimates.
- Assess cost effectiveness of products, projects or services, tracking actual costs relative to bids as the project develops.
- Consult with clients, vendors, personnel in other departments or construction foremen to discuss and formulate estimates and resolve issues.
- Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates.
- Prepare estimates used by management for purposes such as planning, organizing, and scheduling work.
- Prepare estimates for use in selecting vendors or subcontractors.
- Review material and labor requirements, to decide whether it is more cost-effective to produce or purchase components.
- Prepare and include value-engineering ideas on every estimate or bid.
REQUIRED SKILLS:
- Minimum 3-5 years experience in Concrete and/or Masonry Estimating
- Must be detailed and organized.
- Must be proficient in reading blueprints and be familiar with on screen take off software. We use Plan Swift & Bluebeam.
- Must have a good overview of the technical aspects of construction in order to make accurate assessments of cost.
- Must have a good demeanor and enjoy people.
- Must possess sound judgment and represent the company with the highest ethics.
- Must always be professional and intentional.
- Must be able to manage themselves. We are not looking for someone who needs constant guidance.
- Effectively work under pressure and can prioritize work to ensure it is completed under intense deadlines.
- Proficient in MS Word, MS Excel, MS Outlook and Project.
