POSITION TITLE: Maintenance Technician – Multifamily Division

SUMMARY: Responsible for the daily operations at the property in the areas of landscaping, carpentry, painting, roofing as well as the performance of all routine and preventative maintenance required to maintain the physical integrity of the property.

CORE RESPONSIBILITIES:
1. Work Orders – Accurate and timely completion of work orders assigned by the Community Manager, Facility Manager or the Assistance Facility Manager.
2. Turnovers – Ensure that all turnover repairs and services are completed correctly and on schedule.

3. General Property Maintenance – maintain awareness of the physical condition of the property and immediately correct unsafe conditions.

4. Record Keeping – maintain accurate records regarding preventative maintenance, work orders (received and completed), expenditures, apartment turnovers, works-in-progress, etc.

5. Inventory Control – must be knowledgeable of inventory levels of spare parts and supplies and inform supervisor of shortages. Also responsible for organization and cleanliness of Maintenance Shop.

6. Relationship Building – Work to develop and maintain a long-term relationship with residents, contractors and suppliers.

7. Planning – Provide input to the Facility Manager in relation to potential problems that need to be addressed on the property for the creation of the annual budget.

8. Operating – Administer day-to-day operations according to standard operating procedures.

9. Availability – Available 24 hours per day for emergency matters.

10. Communication – Keep the Facility Manager advised of significant problems and or concerns as relate to the residents of the property.

11. Education – Seek out continued education in the field of property management in order to enhance abilities and skills.

12. Snow removal – Assist in shoveling of walkways and application of ice-melt. Operation of plow truck to clear roadways and parking lots.

PHYSICAL REQUIREMENTS:
➢ Constant need (66% to 100% of the time) to be on feet.
➢ Have constant need (66% to 100% of the time) to perform the following physical abilities.
1. Bend/stoop/squat: perform routine maintenance/repairs, pick up tools and needed equipment.
2. Climb stairs: work orders, turnovers for 2nd and 3rd floor apartments.
3. Push or pull: move equipment, appliances, open and close doors, etc.
4. Reach above shoulder: perform routine maintenance/repairs, stock & remove equipment, parts, etc.
5. Climb ladders: perform routine maintenance/repairs.
6. Grasp/grip/turning: handle tools and equipment, perform routine maintenance/repairs.
7. Finger dexterity: handle tools & equipment, perform routine maintenance/repairs.
8. Writing: inventory maintenance, requisition parts, required maintenance reports.
9. Shoveling: snow removal, dirt, gravel, mulch.
➢ Lifting/carrying (supplies, replacement parts, ladders, etc.):
1. Over 150 lbs.: rare need, less than 1% of the time.
2. 75 lbs. – 150 lbs.: occasional need, 1-33% of the time.
3. 25 lbs. – 75 lbs.: frequent need, 33-66% of the time.
4. 1 -25 lbs.: constant need, 66-100% of the time.
Note: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of the heaviest items to be lifted include washers/dryers, refrigerators, A/C units, abandoned sofas, etc.

EXPERIENCE REQUIREMENT:

experience in property maintenance, landscaping, carpentry and general repairs.

OTHER REQUIREMENTS:
Valid NY State Driver’s License with a clean driving record.
EDUCATION REQUIREMENTS:

High School degree or equivalent
