TITLE: Facilities Manager

Trinity Lutheran Church and School, St Joseph, Michigan

PURPOSE:

To ensure that Trinity’s properties are kept clean, safe and well maintained by both directing and participating in custodial and maintenance functions.

JOB CONTROL:

Reports to the Senior Pastor, and the Board of Property and Finance or its designated delegate.

RESPONSIBILITIES:

1. Performs general maintenance and custodial tasks: a. Responsible for the direct day-to-day supervision of the custodial staff. b. Prioritizes the work performed by the custodial staff and contractors. c. Responsible for the cleaning and maintenance of all properties owned by Trinity. d. Is able to determine what is needed to complete assigned tasks. Skillfully and efficiently uses time and resources to execute these tasks. e. Is expected to follow and maintain all federal, state, and local safety and code requirements. f. Meets, as needed, with the Board of Property and Finance and the Ministry Leadership

Team, to discuss and plan maintenance and custodial strategies that will best support the programs at the church and school. g. Directs and participates in cleaning and maintenance tasks, as time and talents permit. h. Maintenance of boiler system, ventilation system, and other equipment necessary for the operation of Trinity’s facilities or performance of job duties. i. Regularly checks the quality of work of the custodial staff; and provides periodic informal reports to the Senior Pastor and the Board of Property and Finance. j. Responsible to keep spending within the annual budget for the facilities operation and maintenance. k. Orders equipment and supplies in accordance with Trinity’s Purchasing Procedures. l. Functions as Trinity’s primary emergency contact for facility related issues. m. Performs mandatory inspections as required by regulatory agencies (ie: boilers, asbestos, fire protection systems, pesticides, etc,) n. Interface with and oversee the quality of outside contractors performing work on Trinity property.

2. Communicate problems through the chain of command in an appropriate manner.

3. Reports to the proper authority any unsafe or dangerous conditions existing on Trinity’s properties or buildings and any irregular use of buildings and grounds.

4. Performs all other duties assigned by the Senior Pastor, or Board of Property and Finance.

Position Qualifications

1. Good moral character, cooperative, physically fit, good work attitude, and neat in appearance. Able to pass drug screen and police background check.

2. Possesses skills to effectively direct the activities of subordinates.

3. Must be a High School graduate.

4. Has experience and abilities in all aspects of facility maintenance. The Facilities Manager should have knowledge and skill in many areas but is not expected to be an expert in all areas. Areas to be knowledgeable in include, but are not limited to: carpentry, plumbing, electrical, HVAC, grounds, maintenance, equipment repair, door hardware, and data cabling.

5. Knowledge of, or willing to learn about, asbestos and pesticides; and must be able to work with and become certified with these materials.

6. Knowledge of, or willing to learn, materials, compounds and equipment used in maintenance and custodial services.

7. Knowledge, or willing to learn building and safety regulations.

8. Knowledge of, or willing to learn Trinity’s heating and cooling systems.

9. Must have manual dexterity and ability to lift forty pounds.

10. Ability to work independently without prompting.

11. Is available for any work assignment as deemed necessary to resolve maintenance and/or operational problems within the facilities. This could include working overtime, weekends, and holidays as needed.

12. Capable of working with computer systems. Required to have demonstratable capabilities using email, Word, and Excel programs.

13. Has ability to read blueprints and use information shown on them to help resolve problems.

14. Responsible for taking the initiative to resolve problems and work with other staff at Trinity as needed.

15. Responsive to all members of the community in a courteous and helpful manner, treating them with respect and as a customer.

16. Must be a team player, supportive of the overall goals of the school and congregation.

Job Type: Full-time

Pay: $43,000.00 - $62,000.00 per year
