Position: Facility Maintenance Manager
Department: Facilities / Operations
Reports To: Facility Director
Status: Full Time – 40 Hours Per Week 1st Shift
SUMMARY
Oversee the day-to-day operations of the facility. Perform a variety of activities such as: preventative maintenance procedures, ice resurfacing, ice maintenance, supervise staff, assist the Facility Director with repairs and other assigned projects on a continuous basis.
QUALIFICATIONS
¨ Possession of a valid Wisconsin Operator’s License
¨ Must be at least 18 years of age and a high school graduate or equivalent
¨ Able to lift at least 50 lbs. on a regular basis
¨ At least one year of supervisory experience in facility services, building maintenance, or repair
¨ Knowledge of HVAC, refrigeration operations, and ice maintenance
¨ General knowledge of carpentry, painting, plumbing, and electrical
¨ Mechanical knowledge in automotive, hydraulics, small engine, pumps, and compressors
¨ Knowledge of tools, equipment, and materials used in building maintenance
¨ Strong verbal and written communication skills
¨ Excellent interpersonal skills
¨ Ability to coordinate multiple tasks
¨ Leadership ability
¨ Knowledge of safety standards and procedures
SUPERVISES
Custodial staff, snow removal staff, and additional part-time facilities staff
SUPERVISED BY
Facility Director
AVAILABILITY
Expected to be available as needed during staff meetings, facility operations, programs, and special events. Respond to occasional emergencies on site during off time.
JOB RESPONSIBILITIES
Mechanical Maintenance
¨ Perform preventative maintenance and repair of mechanical equipment
¨ Assist with the operation of refrigeration equipment by monitoring temperature, pressure, oil usage, and ammonia levels
¨ Maintain the Zamboni by performing oil changes, replacing blades, and other preventive maintenance as needed
¨ Inspect, lubricate, and maintain pumps, motors, compressors, fans, and air handling units
¨ Change filters, lubricate moving parts, and change belts
¨ Create and maintain maintenance logs for all preventative work performed on equipment and facilities.
Ice Maintenance
· Occasionally Perform regularly scheduled ice resurfaces if ice technicians are not available
· Assist during ice installation and removal
· Perform ice maintenance as needed to include edging, flooding, shaving, and ice thickness readings
Facility Operation
¨ Oversee the facility in relation to all aspects of operation, including daily users, programs, special events, and cleanliness
¨ Oversee the locker rooms – assessment, condition, and damage prevention
¨ Perform set-up and take-down for all programs and special events
¨ Perform all maintenance repairs reported on the supervisory report
Custodial
¨ Develop a Daily and Weekly Custodial checklist that serves as a Master task list for custodians.
¨ Hire, train, and supervise all custodial staff and ensure a clean and safe workplace.
¨ Maintain all custodial equipment such as scrubbers, sweepers, and hand tools.
¨ Survey the facility daily and prioritize special custodial projects on a regular basis.
¨ Maintain the inventory of all cleaning supplies and materials related to the custodial department.
Grounds Maintenance and Snow Removal
¨ Hire, train, and supervise all snow removal staff
¨ Monitor and maintain the exterior grounds of the facility. Remove all snow and ice using a plow truck, snow blowers, salter, or shovel if snow removal staff are unavailable.
¨ Begin work during winter months as needed based upon forecasted snow.
¨ Maintain snow blowers, plow truck, and salt supply needed to keep all outdoor surfaces safe and clear during business hours.
¨ Train other staff members to operate snow/ice removal equipment.
Supervisory
¨ Manage, schedule, and train custodians, snow removal staff, and part-time operations staff
¨ Supervise, assign work tasks, reward and discipline, address complaints and solve problems, perform performance appraisals
¨ Develop training manuals and methods
Miscellaneous
¨ Communicate on a continuous basis with all departments
¨ Perform all other duties required or assigned
¨ Adhere to all PNIC safety policies and procedures
¨ Maintain the security of the facility
