Supervisory Duties & Responsibilities
- Manage the day to day activities of the maintenance department and all incoming work/project requests
- Will have dual role as a maintenance coordinator/planner as well as supervisor
- Develop and deploy maintenance and planning improvement programs and projects that improve the facility and equipment performance.
- Promote safety and demand it from the maintenance Team
- Ensure preventative and predictive maintenance is completed and records are maintained on all assets.
- Directly manage the Maintenance Staff and the FMX Maintenance Management System
- Ensure work orders are completed on schedule.
- Develop long-range strategic plans to ensure maintenance requirements are accomplished.
- Perform other tasks as assigned.
- Responsible for buildings quality control. Performs Quarterly Facilities Peer Review Inspections of Residential Group Care Facilities.
- Ensure compliance with safety policies and procedures
- Responsible for contacting outside vendors for needed work, purchasing supplies, equipment and services.
- Respond to Speer Village tenant work orders in a timely manner. Notify Tenants of work by abiding by State of Florida, HUD and Pasco County Housing Authority Landlord – tenant policies of notification.
- Submit monthly Facilities Report to VP of Finance for BOD meeting
- Upload and code Facilities Credit Card Receipts
- Knowledge of vendor Certificates of Insurance
Education & Experience: High School Diploma, GED or Vocational Education with experience in maintenance/custodial services, equipment, and hand tools; minimum 2 years supervisory experience. College degree preferred.
Physical Requirements: Good general physical condition with ability to do heavy lifting up to 50 pounds.
