We are a small Big Island company with two beautiful hotels - the newly renovated Kona Tiki Hotel (16 rooms) is located oceanfront and Big Island Retreat (11 rooms) is just steps away from one of the island’s premier surfing and snorkeling spots. The hotels are 3 miles apart in Kailua-Kona, HI. We are looking for a responsible, friendly, outgoing, hardworking, high-integrity individual or couple to manage our two highly rated hotels. This is a full-time, long-term position which includes compensation and a hotel room to live in on-site. The ideal candidates live on island or on one of the outer islands, has exceptional hospitality and operations experience, and is knowledgeable about Hawaii. Responsibilities include (modified slightly for a solo candidate):
Customer Service
● Be the face of the hotels to our guests by interacting with guests in person as well as by answering the phones, responding to emails and reviews, managing traditional “front desk” work while being mobile. Ensure that guests enjoy our accommodations by responding promptly to questions, requests, and complaints via text, call, email, or in person.
● Outstanding guest service and problem-solving skills along with excellent and clear verbal and written communication skills are a must.
● In the post-pandemic era of “contactless check-in”, it is important for the managers to be tech-savvy and make guests feel welcome even when not communicating face-to-face. In addition to email/phone/text, we use Google Suite, InnRoad (PMS), Booking.com, Expedia, TripAdvisor, Wix, and other online tools.
● Respond to guest needs during off-hours and overnight.
Administration
● Keep inventory and purchase supplies(housekeeping, linens, amenities, repairs, etc.) Maintain and submit expense reports.
● Process all future reservations, modifications of future reservations and cancellations through our PMS and interact with third party sites. Complete necessary tracking and reporting.
● Process credit card and advance deposit payments for regularly scheduled reservation billing arrangements timely and accurately. Process no-show and canceled room reservations charges as needed.
● Build and maintain accurate information on PMS & other booking sites (Booking.com, Expedia, TripAdvisor) including ensuring that all calendars and rates are accurate & up to date on a daily, weekly, monthly, and yearly basis.
● Maintain and improve websites.
● Participate in strategic planning, pricing, market recommendations, marketing, community relations, and social media aimed at increasing revenue and recognition.
● Be able to prepare and implement emergency procedures for property and guests.
Staffing
● Schedule and manage housekeeping staff including setting and modeling high standards for cleanliness (uniquely difficult due to the natures of our hotels), checking rooms before guests arrive, assisting with cleaning rooms as necessary, and helping to keep up on with washing and folding onsite laundry. This is a physically demanding job that requires the ability to lift and move up to 50 pounds, move up and down flights of stairs, and perform heavy housekeeping.
● Hire and manage relief staff to help with traditional “front desk” work at both properties.
● Effectively communicate with team members, via phone, text, email, and in person.
● Manage and submit payroll documentation.
Maintenance
● Assess and perform needed property maintenance and minor repairs (interior, exterior, pool & pool deck). Maintain maintenance and repair inventory/schedule throughout the year for both properties for both minor and major repairs.
● Address urgent repairs promptly and effectively.
● Manage and work with outside vendors and repair persons as necessary (electricians, plumbers, tree service, pest control, internet, etc.). Collaborate with owner on long-term projects.
● Perform landscaping duties at both properties.
● Perform pool maintenance for a unique & demanding oceanfront pool.
This is a full-time, year-round position where high season is roughly October-March and off season is roughly April-September. We are looking for a high performing, energetic person or couple with tremendous professionalism, integrity and a passion for guest service, who can embody the role of "Innkeeper" with all that entails and have physical and mental stamina to work an intense winter season while still having the energy and desire to keep improving upon the properties during the hotter (and usually slower) summer months.
