JOB FUNCTION

Responsible for annual and interim re-certification of current and prospective tenants for the Good Shepherd Housing Division. To conduct all HUD Section 8/PRAC certifications of prospective applicants and annual and interim recertification of current tenants in accordance with HUD rules and regulations. Assists with activities related to maintaining full occupancy in accordance with the facility Tenant Selection Plan/Continues Occupancy Policy and the rules and regulations of the Department of Housing and Urban Development.

RESPONSIBILITIES

  • Ability to follow the rules and regulations of the Department of HUD Occupancy Requirements of subsidized Section 8 and PRACs.
    • Ability to verify all income, assets, medical expenses, and information pertinent to screening process.
    • Ability to schedule and conduct interviews with the tenants and applicants to secure information necessary for certification and rental.
    • Ability to prepare legal documents, addendums, information updates and revised forms.
    • Ability to maintain appropriate waiting lists for prospective tenants to minimize vacancy loss.
    • Ability to clarify rules and regulations with HUD and document responses.
    • Ability to operate computer, load software and perform electronic transmission of data.
  • Ability to use office equipment i.e., fax, copier, computer, telephone, calculator.
    • Ability to be detailed oriented and have good organizational skills to collect data and meet required deadlines.
    • Ability to maintain confidentiality of tenant and facility information.
  • Ability to comply with facility policies and procedures.
    • Ability to participate in continuous improvement efforts.
    • Ability to demonstrate positive staff and customer relations.
    • Ability to communicate effectively written and verbal.
  • Provides coverage at least one day per week as a Housing Manager, approximately 8 hours per week, more as deemed necessary by supervisor.
  • Participates in HUD training and updates.
  • Records quarterly team meeting minutes.
  • Assists with tenant issues/concerns.
  • Submits TRAC/HAP vouchers monthly.
  • Participates in City and Statewide apartment inspections.


QUALIFICATIONS

  • Minimum three years experience working with Housing.
  • Prior experience with Section 8/PRAC certifications desired.
  • Able to understand and follow written and verbal directions.
  • Able to express self accurately in written/oral communications.
  • Able to work with numbers accurately.
  • Experience working with Computer software i.e., Onesite, RealPage, Outlook, Teams, Word, excel/spreadsheets, data base, etc.
  • Able to relate to older adults and people with disabilities.
  • Able to work effectively and efficiently with minimal direct supervision.
  • The HUD certification specialist will complete and obtain the Assisted Housing Manager Certification Program (Quadel) within the first year of employment.
