MAINTENANCE JOB DESCRIPTION

Responsible for keeping the motel in good condition in all areas including guest rooms, building, grounds, equipment and furnishings. Must be completed in accordance with the policies and procedures of CHAMPION HOTELS / SHIVAM HOTEL LLC..

No certifications required. This is an entry level position.

Immediate supervisor - The motel manager and/or assistant manager.

• Be honest and reliable.
• Understands what is meant by "good customer service." (Public will be assured of uniform, efficient, courteous, high quality service in addition to cleanliness of property.)
• Use good judgment and common sense.

Essential job duties and responsibilities: * Complete routine and preventive repairs in all areas of the motel, including guest rooms and public areas. Listed below are fixtures and equipment that might need maintenance (not all repairs and maintenance items are listed):

• HVAC units m. Toilets
• Water heaters n. Carpet repair
• Washers and dryers o. Bath flooring
• Ice machine p. Drains
• Cutting keys q. Tubs and showers
• Changing locks r. Vacuum cleaners
• Television sets s. Wall and ceiling repair
• Telephones t. Doors and locks
• Interior lights u. Electrical switches
• Emergency lighting v. Circulating pump
• Smoke detectors w. Rotating Mattresses
• Furniture repair x. Water Softeners
• Keep a complete maintenance log of all work performed on all areas of the motel.

Maintain this log daily. * You are part of the motel's security team and are responsible to report any potential
safety or security hazards to the management immediately. * Comply with OSHA Hazcomm/WHMIS standards. Know the potential hazards of
any chemicals used and the proper protective equipment required. Use protective

equipment as directed by Material Safety Data Sheets.

• Must be able to maneuver up and down stairs for duty number 1.

Other duties and responsibilities: * Schedule regular maintenance program on equipment such as vacuum cleaners,

HVAC units, washer and dryers to keep them in good working condition.

• Paint or touch up areas of the motel as needed or assigned by the manager.
• Keep clean all outside areas including building, parking lot, lawn, garbage area,

remove trash, etc. * Check all exterior lighting; replace bulbs where accessible.

• Maintain a complete inventory of all guest room keys, master keys.
• Complete maintenance on lawn and planting area including cutting, weed control,

fertilizing, and watering, when assigned. * Shampoo guest room and public area carpets as assigned.

• Pool maintenance (if motel has facility). Conduct routine tests on water quality, treat

water with treatment chemicals. Keep area clean. All chemicals must be stored and

handled in accordance with OSHA Hazcomm/WHMIS standards. At some locations, local and state certification may be required to test and treat the pool.

• Whirlpool, Jacuzzi or hot tub maintenance (if motel has facility). Conduct routine

tests on water, treat water with treatment chemicals, keep whirlpool and are clean.

All chemicals must be stored and handled in accordance with OSHA Hazcomm/WHMIS standards. At some locations, local and state certification may be required to test and treat the whirlpool.

• Perform basic maintenance on all company vehicles (oil changes, cleaning, etc.).
• Maintain neat appearance of all interior and exterior Public Areas.
• Perform any additional duties that the manager may assign from time to time.

The listed essential job duties and responsibilities and other duties and responsibilities will require stooping to the floor, reaching a height of 8 feet, using a ladder, lifting an approximate weight of 70 lbs. to a height of 48 inches.
