We are seeking a Talented Super to become a part of fast growing team;

Job Duties:

  • Work with Property Manager to schedule all apartments for turnovers and ensure market-ready status; perform final walks/move-in inspections
  • Coordinate and oversee outside contractors and vendors for repair work not handled internally ensuring satisfactory completion
  • Maintain grounds and ensure all work orders and projects are completed in a timely manner by monitoring associates work, assisting team members with tasks and completing own tasks and projects
  • Diagnose and repair problems in areas such as electrical, plumbing, major appliances, carpentry, emergency lighting, flooring, and hardware accessories
  • Assist the Property Manager in purchasing maintenance supplies and maintain par stock levels, maintain storerooms in neat and orderly fashion and pick-up parts and supplies for required maintenance repairs.
  • Take ownership of the property and ensure that the property is always showroom ready
  • Ensure that all vacant units are cleaned and in repair within 3 days of becoming vacant

Additional responsibilities:

  • Conduct all annual inspections (elevator, fire alarm, fire sprinkler and fire extinguisher)
  • Ensure that all Gutters, Elevators and Garage Heaters are operational
  • Clean the parking lot and remove all stored items
  • Power wash sidewalks, exterior and Trash chute/compactor room
  • Create a log for sand and salt
  • Make sure all Signage is in order
  • Adhere to snow removal programs created by Meridia Living
  • Make sure the trash chute fan is on and all lighting is operational
  • Check courtyard drains and make sure dog runs/dog washing rooms are cleaned
  • Ensure the property is clear of any roof leaks and that all drains are clear
  • Make sure plants are planted and watered as well as securing/storing patio equipment
  • Maintain pest-control stations
  • Maintain the mechanical equipment and making sure it is operational ((filters changed, greased, cleaned, maintained) HVAC, Laundry room, Trash compactor, elevators, garage gates, gutters)

  • Work in a way that promotes trust and builds rapport with each tenant that rents in our building.
  • Maintain good communication via your designated Slack Channel with your colleagues, as well as upper management.
  • Dress and behave appropriately

Qualifications needed for this role:

  • Advanced knowledge of property maintenance and preventive maintenance
  • 3-5 years of experience supervising a maintenance team in a multi-Family setting
  • Must be available for weekend emergencies and on-call related duties
  • Must be able to work within a team
  • Must be available to respond to emergencies at the property 24/7
  • Must have reliable transportation for on-call emergencies
  • Familiar with federal, state, and local safety regulations, including OSHA, EPA, Workers' Compensation, Hazard Communication, and Fair Housing laws
