The commercial office building has an immediate opening for a dedicated Maintenance Engineer for a prestigious 267,000 SF northwest Austin suburban property. A total of 2 buildings and one parking garage are located on approximately 22 acres.

Position Title: Maintenance Engineer
Job Status: Non-exempt, Full-time position
The objective of the position:
Preventative maintenance on equipment, respond to work orders for plumbing, lighting, HVAC comfort, minor electrical needs, and other requests. The position requires work order response status reporting and follow-up communication with office personnel and tenants. Professionalism and customer service are necessary, along with working in a team environment.
Supervision Received: This position will report directly to the Lead Engineer.
Supervisory Responsibilities:
Ability to supervise and coordinate vendors and contractors. Ensure contracts and projects are completed in a timely manner.
Job Summary:
A successful candidate will be responsible for plumbing, electrical, access control, HVAC maintenance, and any other duties assigned by the Lead Engineer. We’re looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will communicate effectively with tenants, visitors, contractors, and vendors.
Essential Functions:
- Under the lead engineer's direction, assist in implementing the strategic plan Vanderbilt Office Properties has presented for Prominent Point.
- Maintain the property in a first-class condition.
- Provide a level of work and personal contact consistent with the first-class nature of this Office Portfolio.
- Facilitate an environment of cooperation and support within the entire staff of Engineers and all other employees and vendors working on behalf of Vanderbilt Office Properties, LLC.
- Make sure all operating systems within the portfolio are functioning at a level that supports the first-class nature of these facilities.
- Evaluate, repair, and maintain the building's plumbing, electrical, and HVAC systems.
- Communicate with facilities management about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues on their premises.\Work with tools and supplies necessary to complete projects.
- Maintain corporate safety procedures and comply with access control regulations.
- Evacuate the building in the event of an emergency.
- Respond to work orders for plumbing, lighting, HVAC comfort, minor electrical needs, and other requests.
- Maintain fire, carbon monoxide, smoke, and other safety systems within the structure.
- Supervise and coordinate vendors and contractors. Ensure contracts and projects are completed in a timely manner.
- Monitor utilities, electricity, and water. Read meters and update tracking spreadsheets.
- Calibrate instruments and tools required for job responsibilities.
- Preventative maintenance on equipment.
- Miscellaneous tasks and special projects.
- Other duties as assigned.
Qualifications & Skills:
The knowledge, skills, and abilities to perform the job
- High school diploma/GED required.
- 4+ years of building maintenance experience preferred but not required.
- Ability to attain SMA.
- Ability to work evenings and weekends as assigned.
- Willingness to inspect, evaluate and repair all mechanical systems of the property.
- Must have the ability to climb heights, lift to 60 lbs., and climb onto ladders.
- Customer service oriented.
- It is detailed, accurate, energetic, and a self-starter.

The environment associated with the job: indoor/outdoor, including movement requirements (sitting, standing, walking), lighting conditions, hearing, speaking, grasping, carrying, lifting, finger or hand movement, arm, and leg movement, full body involvement, temperature ranges.
Working Conditions: Shift hours and overtime requirements
Unplanned Activities:
- Respond to after-hours service calls from multiple properties.
- Maintain campus appearance and equipment and making repairs
- Work closely with security and housekeeping to accomplish a common goal.
