Job responsibilities:
The Condominium Operations and Maintenance Manager will evaluate and recommend to the Board of Directors all major construction, major building repairs and major landscape improvements. Under the Project Management Guidelines, the Manager will obtain bids, evaluate the bids and negotiate contracts for the project, prepare a strategic plan for the projects, oversee cost and schedule to comply with the contract. Purchase all related items for building repairs and ground maintenance. Prepare bank deposits, process withdrawals or transfers. Maintain accurate records using quick books. Supervise Condominium staff and maintain timesheets for employees. Attend monthly Board of directors meeting and provide monthly report. On occasion support maintenance staff with painting, plumbing, minor roof repairs as needed.
Required Qualifications:
High school diploma or GED plus any combination of education, training or experience in building construction, repairs and maintenance to include electrical, plumbing, swimming pool, landscaping, roof repair and grounds keeping. Working knowledge of project management to include the ability to manage the bid/ selection process to prepare bids for construction and maintenance
Working knowledge of IT technology including Microsoft software, and understanding camera video surveillance technology. Excellent writing and communication skills. Excellent customer service and supervisory skills
Preferred Qualifications:
Any Bachelor's degree from an accredited college/university
Any property management credential
One year or more of property management experience (Assistant Manager or Manager)
NM Certification for Pool Operator (current CPO or ability to pass test)
Grant writing experience or connections with a grant writer/service
