Qualifications for Project Manager
- · Bachelor's degree in project management or similar
- · 5-8 years of project management and related experience
- · Project Management Professional (PMP) certification preferred
- · Proven ability to solve problems creatively.
- · Strong familiarity with project management software tools, methodologies, and best practices
- · Experience seeing projects through the full life cycle.
- · Excellent analytical skills
- · Strong interpersonal skills and extremely resourceful
- · Proven ability to complete projects according to outlined scope, budget, and timeline.
- · Familiar with government contract or public work
- · Software Proficient: Bluebeam, Primavera, Microsoft Project, Procore
Focused Functions
- · Meets project deadlines, defines the project’s scope and determines available resources, realistically sets time estimates and evaluates the team or teams’ capabilities.
- · Establishes a clear and concise plan to both execute the project and monitor progress
- · Represent Toro Construction as the client’s primary contact. Openly and confidently communicate with all other parties involved with the project, establishing trust and rapport with owners, architects, engineers, and subcontractors.
- · Partners with the Construction Superintendent to co-develop a Master Schedule and ensures it is updated weekly.
- · Mentor and train Project Engineers and Assistant Project Managers to ensure their ongoing career growth and development.
- · Execute subcontracts and purchase orders and approve subcontractor invoices and change requests.
- · Ability to negotiate contracts and changes with clients.
- · Sets realistic deadlines and communicates them consistently to their teams
- · Keeps a project within its set budget and frequently reviews the budget and plans to avoid budget overruns.
- · Supports onsite safety to maintain a safe jobsite per requirements of the Toro Construction Safety Plan
- · Assists in setting goals and development strategies to achieve those goals

- · Effective communication skills to motivate your team, delegate tasks, and present proposals to clients with competence and confidence.
- · Take ownership of our preconstruction department.
- · Can acquire and organize bidding opportunities from the use of various websites, journals, other means. Conducts weekly estimating review meetings to prioritize and dispatch estimates to the team.
- · Review takeoffs and estimates and prepare them for executive review.
- · Is always in the details of a project, knows the competitive set, analyzes project risks, and maintains a competitive edge.
- · Can estimate in addition to managing others. Be hands on.
- · Excellent verbal and written communication skills.
- · Detail oriented.
- · Leading and managing a team of estimators who support various project management teams
- · Developing and maintaining good healthy and effective relationships with internal and external clients
- · Identifying and evaluating all the technical issues that are related to projects
- · Preparing the estimated plan and coordinating estimate development with the project team, including the development of an estimate schedule
- · Being present and actively participating in pre-bid meetings and site tours
- · Understand how to effectively estimate self-performed carpentry and drywall assemblies
- · Sales bonus incentives will be based on the employee’s salary
Position Type and Expected Hours of Work
This position regularly requires long hours and some weekend work.
Travel/ Driving/
- Travel is primarily local during the business day, although some out-of-the-area and overnight travel will be expected. Must be willing to travel as the projects require.
- Working from home is limited only to special occasions.
