KTBlack Services is seeking a qualified Construction Project Manager in Nashville, TN.

Responsibilities

  • Maintaining sophisticated client relationships and managing client expectations
  • Participating in a pre-construction meeting involving the clients, salesperson, and production and/or operations manager
  • Holding weekly client meetings to keep communication open and to go over the project, schedule, change orders, selections needed, progress payments, and client questions and concerns
  • Responding to client phone calls, emails and inquiries on same business day or next business
  • Providing all change order information to the client for their authorization prior to performing the work
  • Following the company’s close-out process and managing the project all along toward achieving Company’s goal of a zero-punch list

Job Site Supervision

  • Following company’s change order and purchase order processes
  • Conducting an inspection of the project site to identify any existing damage or adverse conditions not covered in the contract, promptly reporting such findings to the Production Manager, and documenting them in the daily logs.
  • Creating and maintaining a project schedule designed to complete the job on budget and on schedule. If ever you judge this cannot be accomplished, it is your responsibility to notify the Production Manager at once.
  • Building to the intent of the drawings and getting any clarifications or missing information as needed
  • Completing a contractor's walk-through at closing-in and drywall stages to confirm that rough-ins are properly located, and preparation is complete for subsequent stages
  • Arriving on the job before start time to allow for setup and remaining on the job through closing, or making specific arrangements in advance with another staff member to handle
  • Creating a working environment that brings out the best in other employees and subcontractors and that uses time as efficiently as possible
  • Installing all dust, safety and security protections before any work is started on the project
  • Performing lead-safe measures on pertinent pre-1978 homes.
  • Protecting the client's property from theft, damage, or weather-related loss
  • Protecting any items that will be reused or cannot be removed from the construction area, such as cabinets, pool tables, bushes, and landscaping
  • Removing copious quantities of debris as needed
  • Following through on the completion of a job even after you have left it to start another.
  • Reviewing and understanding the plans, specifications and in-house labor budget for specific phases and work tasks
  • Planning and being prepared daily so that the right materials, tools, equipment, and staff are on site and ready for the tasks at hand.
  • Coordinating and supervising carpentry work, general labor, and other staff-performed work to ensure conformance with company standards and specifications
  • Contacting subcontractors 48 hours ahead to confirm the schedule
  • Providing each subcontractor with information concerning the job before they arrive to facilitate a smooth beginning once they arrive
  • Being fully prepared for the subcontractor on the day they are scheduled with no idle time due to incomplete or last-minute planning and preparation

Material Management

  • Ordering the proper number of materials to ensure that trips to the lumberyard during the working day are limited to one every two weeks
  • Receiving material deliveries, signing receipts, and checking for accuracy of the material, quantity, and measurement of the delivery and for quality, damage, or defects
  • Returning undamaged materials that cannot be used at the first available time
  • Storing materials in a way that reduces damage or theft after they are delivered to the site

Skills

  • Previous experience as a Residential Construction Project Manager (MUST BE SHOWN THROUGHOUT YOUR RESUME)

Pay Rate:

$55,000-$90,000 *DOE*
