Project Manager – Luxury Custom Home Builder ($15M+ Projects)

Mercer Island, WA

Our client, a leading luxury custom home builder, is seeking an experienced Project Manager to join their growing team and oversee the construction of $15M+ custom home projects located across Mercer Island, Bellevue, Kirkland and Woodinville.

With over 20 years in the business, their team brings the expertise of a large commercial firm, with the attention to detail and personal touch of a specialized home builder. If you have a background in building custom homes valued at $8M+, then this may be the right role for you!

Project Manager Responsibilities:

• Coordinate and supervise all construction activities on your specific project.
• Direct all field personnel to complete the project on schedule, within budget, and with quality workmanship that conforms to plans and specifications.
• Create and maintain construction schedules.
• Schedule inspections as necessary throughout the process.
• Understand the project plans and specifications.
• Manage sub-contractor relationships, including monitoring and controlling performance.
• Meet construction budget by monitoring invoices, ensuring completion of the activity, and implementing corrective actions.
• Provide daily and weekly schedule progress reports for each project.
• Prevent fines and interruptions by complying with, and enforcing codes.
• Maintain positive relationships with customers, contractors, suppliers and other employees.
• Supervise completion of a final punch list per project before turning it over to Customer Care.
• Promote job site safety, encourage safe work practices.

Project Manager Profile:

• Mininum of 5 years of Construction Management experience in the Commercial or Luxury Custom Residential industries.
• Experience with and interest in project estimating and new client business development.
• Experience working with local municipalities, inspectors, utility providers, and officials.
• Ability to read and understand construction documents such as blueprints, scopes of work, schedules, specifications, safety manuals, etc.
• Experience obtaining “over the counter” permits.
• Familiarity with change orders, purchase orders, variance PO’s, etc.
• Basic understanding of current industry costs for all trades.
• Experience with basic Microsoft Software (Outlook, Excel, Word). Familiarity with Microsoft Project is a bonus.

Compensation/Benefits:

• Annual Performance Bonuses of 25-50%

Compensation: $120,000 - $140,000 + bonuses and benefits
