OVERVIEW & QUALIFICATIONS
Michael Kinder and Sons, a fourth-generation family-owned Design-Build Construction Firm seeking experienced Senior Estimator with ten years of experience in the construction industry. This highly motivated team member will contribute to a growing organization by providing unparalleled customer service and maintaining accurate and dependable job management. Excellent writing, organizational and computer skills (MS Excel, MS Word) required. Successful candidate will be comfortable working independently and with a team of dedicated professionals in a fast-paced office environment.
The Senior Estimator Project Manager position is accountable for preparing detailed estimates and proposals for hard bid and negotiated projects ranging from $500 to $50,000,000 cross multiple markets, and may include conceptual, schematic, design development as well as construction document estimates.
This position is responsible for any of the following estimating duties which include but may not be limited to:
GENERAL RESPONSIBILITIES
- Software

- Digital quantity take-offs using On-screen software
- Maintain Procore software for subcontractor solicitation, vendor contact information, and meeting minutes
- Use Microsoft Excel for subcontractor bid comparisons and bid day summary sheets
- Insert and price construction projects using Timberline software
- Vendors

- Vendor solicitation for up-to-date material pricing
- Vendor bid invitations through Procore software
- Project Timelines | Create project timelines using Microsoft Project for pre-construction, procurements, and construction schedules.
- Critical Insight | Assist with cost history data collection from jobs you estimated by discussing with the operations team and accounting which tasks are best suited for analyzing
- Perform constructability review for MKS design build projects utilizing On Screen, Bluebeam and Navisworks Simulate.
- Strategic planner and problem solver able to successfully integrate multiple project components to minimize conflicts and discrepancies, ensuring exceptional results, procurement strategy and to resolve construction issues in early stages
- Review completed projects to identify real time production rates and adjust company cost data.
- Detailed scopes of work for negotiated & design build projects
- Manpower | Calculate carpenter and laborer hours prior to pricing the project to request market recovery funds when bidding against non-union firms
- Confirm bid day coverage with subcontractors and vendors via phone calls and emails
- Program Strategy | Develop and maintain a program strategy for the preconstruction course of action to ensure the preconstruction process remains on schedule, within budget and suggests cost-saving alternatives for design concepts
- MKS Representative | Make a concerted effort to build good working relationships with vendors in such a way that is conducive to MKS competitiveness on hard bid public works This may include lunch meetings, attending sporting events, lunch and learns or having dinner with strategic partners that can add value to the MKS team.
- Change Agent | Become a MKS Change Agent to allow company to strengthen and grow
- Assist in maintaining/updating estimating procedures to continually improve our department and help differentiate us from the competition.
ADMINISTRATIVE TASKS
- Read, fully understand, and interpret drawings, scopes of work, and MKS self-perform specifications which include CSI Divisions 0,1,2,3,4, 5,6,7,8, 9,10,11,12,13,14,21,22, 23,26,27,28,31,32,33. Comprehensive understanding of the remaining CSI Divisions.
- Attend weekly estimating department meetings.
- Visit job sites when time permits (Goal is monthly) with intent to collect specific self-perform productivity data information and to become familiar with the construction process
- Attend design meetings with the lead estimator on design build projects.
- Attend pre-bid meetings as required.
- Upload PDF drawings to On Screen file and rename sheets.
- Prepare estimating to PM project turnover books. Includes organizing bids, quotes, and all pertinent information for the project.
- Prepare agenda and conduct estimating to project manager transition meeting with operations personnel in a manner that ensures transfer of critical estimate/bid information in a timely fashion.
- Identify early in the process our competition and any special requirements regarding insurance or MBE, WBE, EBE requirements
- Prepare complete and detailed written Work Packages for MKS design build projects

- Position Internal Interaction | CEO, President, Accounting, Estimating, Business Development, Design, Human Resources, Operations, and Field Operations
- Position External Interaction | Owners, Owner Reps., Architects, Engineers, Subcontractors, Suppliers, and any others assigned to the specific project
EDUCATION & EXPERIENCE
- Minimum Education | Bachelor’s degree in an accredited Construction Management or Civil Engineering Program
- Minimum Working Experience
- Commercial Construction | 10 years
- Estimating Software (similar in nature to Timberline Estimating and On-Screen digital take-off) | 10 years
- Estimating Experience | 10 years
- Ability to create documents in Microsoft Word and Excel
- Required in-depth knowledge of plans and specifications on a wide variety of construction project types including schools, correctional facilities, commercial office buildings, retail, and higher education
- Experience with multifamily construction, post tension parking garages, and wastewater/water treatment facilities is a plus
