Job Summary

  • *Maintenance Supervisor for portfolio of commercial properties. Strong HVAC, electrical and plumbing skills. Lead a team of technicians in the maintenance and repair of a 16-location portfolio throughout LA county. Excellent pay and benefits, company truck and flexible schedule. Must have; 5 years of supervisory experience, clean DMV, and applicable experience.

Essential Duties and Responsibilities*

To provide courteous, consistent, professional, and knowledgeable customer service.

  • Maintain assigned properties in excellent condition, providing planned and on demand maintenance.
  • Track all work and materials in the work order system.
  • Adhere to a specific work schedule visiting assigned properties on a regularly scheduled basis.
  • Must be available for on-call emergencies on a rotational basis.
  • Guide a team in the general maintenance and repair of buildings, facilities, equipment, and grounds. Handling over several locations throughout the greater Los Angeles area. Meeting with each team member separately or as a group on a regularly scheduled basis.
  • Performs a variety of work in the maintenance and repair of buildings and grounds at various facilities/sites including carpentry, electrical, plumbing, HVAC, glazier, masonry, and painting tasks
  • Supervise 2 staff to ensure quality of the work performed and maintain high level of productivity. Coach and guide as needed, documenting, as necessary.
  • Participate in the annual budget process. Understand and manage to budget. Identify and report budget variances on a monthly basis.
  • Interact with vendors, inspect their work and take appropriate corrective action as needed. Participate in the bidding process; assist in developing work specifications. job walks, analyze bid proposals and make recommendations.
  • Other duties as assigned.

Skill, Experience & Education*

*
Minimum of 5 Years' experience supervising a maintenance team.

  • Universal EPA certification and strong HVAC skills
  • Strong computer skills, knowledgeable in MS products.
  • Excellent written and verbal communication skills.
  • Project and budget development and management experience. With the ability to create and analyze cost benefits of various solutions.
  • Knowledge of: methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; basic math to add, subtract, multiply, and divide.
  • Must be able to pass a criminal background check.
  • Must have a good driving record.

Physical Requirements*
The incumbent is in a non-confined office-type setting in which he or she is free to move about at will. The environment for this position is mostly clean and comfortable but may include some minor annoyances such as noise, odors, drafts, etc. While performing this work, the incumbent:

  • Will spend time standing/walking throughout the facilities.
  • Must travel via personal vehicle or public transport to various facilities throughout the region.
  • May lift up to 15 lbs. periodically. If more, the incumbent must request assistance.
