Asset Manager/Construction Manager Job at Barrington Capital
- 5-10 years in sr. multi-family property management or hands on asset management
- Experience overseeing and negotiating with contractors, project managers, and subcontractors
- Being a quick learner with sound judgment, with the ability to handle one-off situations
- Some familiarity with reading plans and working with architects is a plus
We are a fast-growing value-add multifamily real estate investment firm in Beverly Hills, CA is looking for a dynamic and entrepreneurial Asset Manager to oversee its asset management strategy for each asset from acquisition, through ownership and in certain instances, disposition.
The successful candidate will report directly to the company principal in a small team so the person needs to be organized, flexible and results oriented with a deep understanding of financial and operational analysis to support the Company’s portfolio of assets in southern California. The company uses 3rd party property management companies so this opportunity provides a unique opportunity to focus on strategy and high value items as opposed to the mundane side of property management. There are also no 3rd party investors, hence, the candidate will not be spending time on inconsequential analyses or presentations merely for reporting purposes. This opportunity will be focusing mostly on high value initiatives and will be similar to filling the role of a real estate owner - a fantastic opportunity for someone who has an eventual goal of being a real estate owner themselves
The position will be the first in-house asset manager and therefore will be in a position to create protocols and processes from scratch. The opportunity is quite dynamic and the responsibilities will range from overseeing renovations, to reviewing 3rd party financials, to helping to underwrite new opportunities as they come along. One off situations happen quite frequently in value added real estate and the successful candidate will need to have the judgment to recommend the right decision to the principal and make the case as to why that should be the case. The successful candidate is also one that won’t take no for an answer and will find solutions where presumably, they don’t exist.
Management
- Manage and liaise with property managers
- Find ways to add value beyond property manager recommendations
- Handle one-off issues as they arise by recommending solutions and implementing them
- Oversee leasing agents and overall leasing process
- Review property management financials to find discrepancies and other issues
- Oversee rental increase process
- Coordinate with unlawful detainer attorneys and oversee relocations
- Ensure CPA has necessary financials and information for tax filing purposes
- Coordinate with architects and drafters on facilitating accessory dwelling units (ADUs), and value engineering where possible
Renovation
- Oversee contractors to ensure no cost overruns (e.g. renovating units, constructing ADUs, etc.)
- Manage a running list of contractors and subs for work
- Actively negotiate rates and optimize tradeoffs among cost, duration and quality
- Longer term goal would be to bring maintenance in-house
Acquisitions
- Coordinate with inspectors, property managers, architects, and others required for an acquisition
- Oversee due diligence process by gathering and assessing information and pointing out risks and blind spots
- Create lender materials and oversee lender process
- Create underwriting and analysis sheets based on subject property’s metrics upside potential and comparable sales
Lending
- Regularly reach out to acquisition and refinance lenders to seek optimal lending terms
- Create and maintain any necessary lending materials
