Building Maintenance Job at The Good Shepherd Community
JOB FUNCTION
Responsible for building/physical plant maintenance (including plumbing, mechanical and structural repairs) and custodial services throughout the outreach division. This position will rotate between the Sauk Rapids and Becker campuses.
RESPONSIBILITIES
- Monitors consistency of heating throughout the complex.
- Performs routine maintenance or repairs for all buildings.
- Completes work orders in a timely manner.
- Coordinates work orders with housing staff to ensure understanding of work orders and communication of status and/or completion.
- Establishes work procedures and creates schedules.
- Coordinates building maintenance.
- Establishes and maintains a preventative maintenance program for electrical equipment, air-flow equipment, lighting and plumbing equipment.
- Works with outside contractors and coordinates work with Maintenance Supervisor and Housing Manager before work is performed.
- Performs daily, weekly, monthly preventative maintenance on building and mechanical equipment.
- Works on Apartment turnovers as needed.
- Assists with building needs with Housing Manager.
- Is responsible for assisting in snow removal lawn care of all buildings.
- Performs minor electrical, plumbing and HVAC repairs.
- Completes structural repairs such as, woodwork, wall repair, cement concrete repairs.
- Assists with inspections, federal, state, fire/city
- Performs quality checks daily.
- Responsible to ensure to complete duties related to yard work to maintain clean and safe environment. Including, but not limited to snow removal.
- Coordinate purchase orders according to department guidelines.
- Purchases maintenance equipment and supplies.
- Maintains an updated inventory.
- Responsible for driving to include, but not limited to, picking up supplies as needed, bringing company vehicles and equipment in for repairs.
- Follows and completes the Shepherd of Grace custodial daily, weekly and monthly custodial schedule. These duties may include, but are not limited to:
- Assist with garbage removal and cleaning of trash receptacles.
- Assist as needed with sanitization of bathrooms fixtures daily with germicidal solution.
- Assist with refilling paper towel, tissue, toilet paper and hand soap in all dispensers as needed.
- Vacuums all carpeted hallways carpeting as scheduled.
- Shampoo carpets in cottages, dining room, main hallway routinely and apartment hallways as scheduled.
- Cleans carpet and furniture stains as needed.
- Cleans furniture in cottages, dining room, and community spaces as scheduled.
- Performs daily rounds of exterior areas. Responsible for sweeping and light snow removal at all entrances of the entire building or as scheduled and checking exterior garden areas.
- Cleans kitchen vents and equipment as directed and/or scheduled.
- Assist with washing dining room, entry, hallway and other windows (inside and outside) and sills etc. and walls as scheduled and/or needed.
- Responsible for cleaning, maintenance and repairs on the company vehicle(s) on a routine basis and as needed.
- Assist with apartment turnovers including carpet cleaning, light painting, and triaging needs of the unit.
- Triage tenant concerns and seek direction from designated staff person.
- Reports the following to the Housing Manager or designated staff person:
- Presence of animals, vermin or insects.
- Need for supplies and/or cleaning supplies.
- Need of equipment repair in advance.
- Water leaks and other maintenance needs.
- All other health and safety hazards noticed.
- Participates in emergency drills and environmental safety activities, as requested.
- Assist with set-up of facility for meetings, caterings and events.
- Use and maintain cleaning equipment safely.
- Follow instructions regarding use of chemicals and equipment use.
- Assist with moving of furniture and equipment as required.
- Works with Housing Manager to ensure changes in procedures and/or equipment to maintain high standards and safe environment.
- Demonstrates participation in staff meetings and educational and safety programs, including all mandatory facility in-services. Identifies and seeks opportunities for self-growth, when appropriate.
- Demonstrates confidentially within the work unity and throughout Shepherd of Grace campus.
- Performs other duties as assigned by supervisor
QUALIFICATIONS
- General knowledge of plumbing, surface preparation for concrete and painting, carpentry, woodworking, mechanical repairs, refrigeration, pneumatics, and light electrical repairs.
- Ability to take initiative and work independently.
- Ability to speak and understand English in a manner that is sufficient for effective communication with supervisors, employees, customers and contractors, based on the assumption that such individuals can only speak and understand English.
- This position requires a Driver Motor Vehicle (DMV) check for a valid drivers license and driving record.
