Building Maintenance Supervisor Job at The Hayes Approach
Our Company manufactures tools for electrical contractors, offering more than 100 products, including cable pullers, conduit benders, and knockout sets. We are based in Upstate Greenville, South Carolina, and the Company is proud of its national connections, as well as its customer service. We are currently looking for a Building Supervisor.
JOB SUMMARY:
Manage all aspects of maintenance of the building, grounds, and permanent equipment
ESSENTIAL FUNCTIONS
- Responsible for maintenance and repair of facilities as needed
- Maintain, repair, and routinely service boiler and overhead heat distribution fans
- Maintain, repair, and routinely service air compressors and all air lines
- Perform minor electrical repairs, including 110v and 220v
- Perform minor plumbing repairs
- Perform scheduled maintenance on production equipment, including press brakes, lathes, welders, and other motors
- Maintain calendar of recurring maintenance items and perform needed maintenance on powder coat system, air conditioners, etc
- Work with outside contractors for compliance testing such as backflow preventer testing and hydrant loop testing
ADDITIONAL RESPONSIBILITIES
- Arrange, coordinate and oversee outside vendors that are onsite to make repairs to facility or equipment
- Clean floors as needed and operate and maintain floor sweeper
- Office maintenance to include lighting, etc
- Work with security company on maintaining security and fire systems
- Monthly fire extinguisher checks
- Minor painting and carpentry projects as needed
- Reorganization of furniture and fixtures as needed
SAFETY / HOUSEKEEPING
- Always work in a safe manner and ensure co-workers and outside vendors do the same
- Operate forklift in a safe manner as learned in forklift training course
- Use all safety attire/equipment as needed to complete the job
- Maintain a neat and orderly work area, including floor space, shelving and work stations
- Before leaving each day, ensure all tools are unplugged and properly stored
- Maintain all tools and equipment in clean, working condition
- Report any defective tools or equipment to the Shop Supervisor for repair or replacement
QUALIFICATIONS
- Considerable knowledge of the basic methods, practices, tools, materials, and work standards related to the maintenance of buildings and building systems and equipment.
- Considerable knowledge of the occupational hazards and safety precautions of the work.
- Ability to identify defects in electrical and mechanical building equipment and fixtures and to determine necessary repairs.
- Ability to keep records and prepare reports.
- Ability to establish and maintain effective working relationships with employees and management.
- Management experience, customer service, and organizational skills are a plus.
- Attention to detail, communication skills, and mechanical ability are a must.
- Problem solving skills with the ability to respond appropriately to emergency situations is required.
EDUCATION and EXPERIENCE
- High School diploma or equivalent or experience in building custodial operations, management, and maintenance work, including some supervisory experience; or any equivalent combination of training and experience.
- Bachelors degree with a business major is a plus.
- 2-4 years previous Building Supervisory experience.
- First Aid, CPR and AED Instructor certification is a plus
