The Development Analyst (DA) will assist in Stellar's development efforts by analyzing potential markets and projects for Stellar to develop. This position assists in growing our development portfolio, providing rental housing to enrich the lives of its residents, improve the community where properties are developed, generate returns for our capital partners and profits for the company. This position has a forward-thinking approach to technology, underwriting and attention to detail.

Duties and Responsibilities:

Strategy / Planning:

• Maintain an understanding of the status of the industry through various activities such as periodicals, podcasts, seminars, involvement in industry association activities and peer networking.
• Maintain an understanding of the status of markets Stellar has an interest in participating – monitoring areas such as job growth/announcements, population/household growth, infrastructure expansion, governmental policy, competitive pipeline activity, occupancies, rental rates, product offerings etc.
• Be mindful of future forecasted economic, industry and market issues which may impact Stellar’s growth objectives or opportunities as well as any exposures to risk.
• Work with Director of Research and Development Partners to formulate plans of actions and analysis to achieve goals that are in-line with the company’s vision.

Site Selection / Acquisition:

• Research and analyze data to evaluate viability of markets and submarkets.
• Engage with Director of Research to analyze multifamily supply / demand within a market.
• Assist Development Partner with site level due diligence and programming.
• Perform competitive market analysis for a given site and product offering.

Feasibility / Underwriting:

• Work with Director of Research on conducting market feasibility analyses.
• Work with Stellar Team and 3rd Party Professionals to evaluate design feasibility.
• Build, maintain and monitor financial models in Excel utilizing budgets, lease up information, market assumptions and tax assumptions.
• Support the underwriting, analysis, and execution of development projects.
• Perform SWOT analysis of potential projects.

EDUCATION / EXPERIENCE / SKILLS

• Bachelor’s degree
• Development experience in Multifamily (preferred but not required)
• Advanced experience working with Excel models, financials, and budgets.
• Technological proficiency with Microsoft Office Suite and other computer application
• Well‐developed interpersonal and communication skills.
• Passion for the field of real estate development – must like a fast‐paced, multi‐tasking environment.
• Strong organizational skills – ability to perform tasks and achieve results independently and as part of a team, consistently meet deadlines and prioritize multiple assignments effectively in a dynamic work environment.
