JOB SUMMARY

HIRING RANGE: $81,256.87 - $101,571.09
FULL SALARY RANGE: $81,256.87 - $121,885.31

The purpose of this position is to coordinate the planning, operations, service and maintenance management of the Town of Prosper buildings and facilities. This is accomplished by providing preventive maintenance and standard repairs to HVAC, plumbing, electrical and general carpentry for Town facilities. In addition must manage contracts for facilities cleaning, supplies and maintenance and coordinating and completing preventive maintenance and work orders. Other duties include preparation of annual budget, bidding and administering contracts and interacting with Town employees.

SUPERVISION RECEIVED AND EXERCISED

  • Receives minimal direction from the Executive Director of Development Services
  • Manages, monitors, and provides direction to subordinates and contract maintenance and facility personnel.

EXAMPLES OF DUTIES

Duties and responsibilities include, but are not limited to, the following:
Essential Functions

  • Perform general preventive maintenance and repair work to Town of Prosper facilities, including but not limited to carpentry, HVAC, plumbing, and electrical.
  • Manages buildings and facilities operations by estimating and projecting budget cost expenditures, evaluating the life expectancy of equipment, recommending appropriate replacement schedules for equipment, developing and implementing policies and procedures for department and building maintenance programs and meeting with various employees, directors and other individuals to define needs and ensure that facilities remain organized, clam and operating efficiently.
  • Review and process requested work orders from departments and employees.
  • Supervise employees and contracted services. Assign work activities providing guidance on work tasks, review, inspect and evaluating completed work and ensure workmanship standards are adequate.
  • Preparation and administration of the divisions approved budget, compile necessary information and documents, forecast funds needed for staffing, materials and supplies. Monitor expenditures and ensure cost effectiveness of the department.
  • Prepare and administer contracts by developing maintenance specifications of work considered for outside contractors, negotiate terms of contracts for repairs and services, monitor and inspect work and ensure work is completed in compliance with codes and standards.
  • Other duties as assigned.

QUALIFICATIONS

Knowledge of:

  • General building, construction, maintenance, carpentry and repair work for buildings and facilities. Must have valid Texas HVAC license.
  • Operation and maintenance of assigned light equipment, power and hand tools.
  • Safe handling techniques of hazardous chemicals and materials.
  • Town policies and procedures.
  • English usage, spelling, grammar and punctuation.
  • Computer skills using Microsoft Office applications, Internet, Adobe Acrobat and conversion techniques, and Microsoft Outlook.
  • Budget processes.
  • Purchasing and contract management.

Ability to:

  • Manage personnel and provide direction and leadership.
  • Utilize a variety of advisory data and information, such as vehicle maintenance manuals, architectural drawings, surveys, technical reports, and Town policy manuals.
  • Prioritize and organize various assignments in order to produce efficient results.
  • Operate standard office equipment.
  • Communicate clearly and concisely, both orally and in writing.
  • Understand and follow written and oral instructions.
  • Provide tactful and appropriate responses to inquiries from the public, other departments or agencies.
  • Establish and maintain cooperative-working relationships with those contacted in the course of work.
  • Perform various mathematical computations.
  • Operate, maneuver and/or control the actions of equipment, machinery, tools, and/or materials used in performing essential functions.

Experience and Education Guidelines:
Experience:

  • Minimum of five (5) years increasingly responsible experience in maintenance of commercial facilities and support including two years of supervisor responsibility.
  • Must pass MVR check.
  • Must pass pre-employment drug screen, physical and background check.

Education:

  • Bachelor’s degree in Construction Management or related field

License or Certification:

  • Texas HVAC license.
  • Must possess a valid Texas Class C driver’s license.
