Maintenance Supervisor

The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Some of the specific duties include receiving requests, scheduling repairs, obtaining bids, performing repairs, and submitting the final report. The Maintenance Supervisor works closely with the Community Manager in daily operations of the property. Must have outgoing and likable personality, enjoy meeting new people, able to follow instructions and be self-motivated.
Supervisory Responsibilities:
- Manage and train the maintenance team, delegating tasks and ensuring that all work is completed efficiently and to a high standard.
- Organizes and oversees work of maintenance staff.
- Conducts performance evaluations that are timely and constructive
Duties and Responsibilities:
- Check emails and calls for requests
- Respond to resident maintenance requests in a timely and professional manner, communicating with residents to keep them informed of repair status.
- Perform routine maintenance tasks such as painting, landscaping, and minor repairs.
- Coordinate with vendors and contractors as needed for larger repairs and projects.
- Conduct regular inspections of properties to identify maintenance needs and make recommendations for improvements.
- Develop and maintain preventative maintenance programs for all properties.
- Manage the inventory and ordering of maintenance supplies and equipment.
- Maintain accurate records of maintenance activity and expenses.
- Has reliable transportation
- Perform general property repairs including, but not limited to plumbing, electrical, appliance, HVAC
- Make Ready - repairs units prior to new tenant move-in
- Own tools required for repairs and requests
- Communicate with residents, supervisor, staff, and vendors in a professional manner
- Performs other related duties as assigned.
Required Skills/Abilities:
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
Physical Requirements:
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Must be physically able to perform repairs when needed.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift 25 pounds at a time.
