WinnCompanies is searching for an experienced and adaptable property operations leader to join our team as a Property Manager II at Sherman North Apartments located in El Paso, TX.
In this role, you will be responsible for the direct oversight of day to day operations at multiple market and mixed income properties to ensure effective and harmonious resident relations. You will meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff, including other Property Managers, either directly or indirectly.
Responsibilities
- Plans, controls, and directs the daily operations of the property
- Ensures that the site maintains compliance with applicable state and federal program regulations
- Manages the financial responsibilities and annual budget of the property
- Identifies and coordinates the maintenance activities and priorities within budgetary limits with the assistance of the Regional Maintenance Managers
- Responsible for the marketing activities of the properties to ensure budgeted occupancy goals
- Manages staff at each property location including Leasing and Compliance personnel, Maintenance personnel, and others
- Coordinates social activities with onsite management to ensure resident satisfaction and retention
- Assess property security requirements and recommend changes as necessary
Requirements
- High School Diploma/GED Equivalent
- 1-3 years of work experience
- Less than 1 year of supervisory experience
- Tax Credit and HUD housing experience
- Microsoft Office experience
- Valid Driver's License
- Flexibility and adaptability to changing work schedules, requirements, and scope
- Cooperative and engaging team spirit with collaborative work groups
- Significant customer service experience
Preferred Qualifications
- CAM/CPM or equivalent and HUD-CAM, CPO, NAHP, COS, TCCS, and SHCM
