Regional Property Supervisor located in Seattle, WA.
Salary: $130,000 annually
Minimum Qualifications:
- A minimum of 8 years of experience managing an apartment community.
- A minimum of 4 years of experience managing a portfolio of multifamily properties composed of a minimum of 1,000 units simultaneously.
- Extensive knowledge of Landlord/Tenant Laws and Fair Housing.
- Affordable experience preferred.
- Bachelor’s degree preferred.
- Must be willing to travel to properties or Headquarters. This position is not remote.
Job Responsibilities/Summary:
- Train portfolio managers on processes and procedures.
- Create and maintain a positive work environment at all properties within portfolio.
- Development of on-site personnel.
- Review, monitor and evaluate monthly operating statements within region.
- Assist in ensuring sites are working within annual established budgets and adhering to company accounting procedures.
- Gain approval for any Over Budget (OB) items from President or Operating Partner.
- Oversee and monitor acceptable levels of unit turnover, market rates, occupancy, DQ, concessions, bad debt and lease expirations.
- Report all accidents, emergencies, housing violations, ADA/Fair Housing requests and Reasonable Accommodations (RA) to the Operations Director.
- Assist Portfolio Managers in problem resolution with large resident incidents/accidents, BBB and Small Claims.
- Review each property within region annual inspections for larger systemic issues.
- Monitor down units and provide status as requested.
- Complete reporting as assigned by due dates and as requested.
- Travel as required to assigned properties.
- Ensure residents are provided with a very clean, safe, and well-maintained community.
- Ensure all maintenance requests are addressed in an immediate basis, within 24 hours.
