The Senior Director, Compliance will work closely with our legal, internal quality assurance and operations teams, to ensure corporate and real estate operations (including but not limited to financial transactions, purchase transactions, leasing, management services, inspection, and regulatory reporting) are consistently conducted in compliance with all applicable regulatory and contractual requirements.

Essential Responsibilities include:

  • Platform Development: The Senior Director will be responsible for evaluation and optimization of the people, processes and technology supporting the function of the compliance team and onsite compliance operations. This responsibility includes the development and execution of strategic roadmaps, including engagement in business planning and processes, to drive a culture of compliance across the company that serves the unique needs of our team and our clients.
  • Process Management: The Senior Director will be responsible for maintaining, developing and implementing compliance policies and procedures based on applicable laws, rules and regulations, including but not limited to real estate commission rules and multi-layered affordable housing compliance requirements. The ability to collaborate effectively with multi-functional teams to develop and roll out new tools and processes will be essential to the position’s success.
  • Quality Control: The Senior Director will work with operational and other internal team members to design and administer control and audit systems to monitor compliance and deal with violations of rules, external compliance requirements and internal policies.
  • Compliance Training: The Senior Director will work with operating and learning & development teams to determine and create necessary training programs and opportunities and develop and deliver compliance training to internal teams as part of a programmatic approach to education and professional development.
  • Additional Duties:
    • The Senior Director will work with cross-functional teams to develop and maintain systems to ensure continuous compliance with licensure, renewal and inspection requirements for Evergreen strategies.
    • The Senior Director will collaborate with multiple departments and manage outside vendor(s), to set up and maintain entity registrations and business licensing for each of Evergreen’s operating entities.
    • The Senior Director will ensure the compliance with corporate and property-level contracts.
    • The Senior Director will research residential real estate industry regulations and policies (including with respect to owning, renovating, renting and maintaining single family residential properties and short term rental requirements).
    • Regularly presenting on compliance results and determining appropriate follow-up items.
    • Developing and maintaining a compliance recordkeeping system.
    • Keeping up with compliance requirements and amendments to regulations.
    • Other related items reasonably requested of management.

Qualifications and Experience:

Compliance Management

  • In-depth knowledge of real estate industry compliance requirements and standards.
  • Exceptional ability to formulate compliance policies, procedures, and related documentation and communicate the same.
  • A strong working knowledge of Microsoft Word, Excel, and related software.
  • Must be able to anticipate problems and issues and exercise independent judgment to make sound, justifiable compliance decisions and act in solving problems while knowing when and to whom to escalate issues.
  • Dedication to thorough, detail-oriented, and ethical work, with a willingness to seek help and ask questions when needed
  • Organizational, time-management and prioritization capabilities; able to leverage time and tools to manage high-volume workload efficiently, on time and with minimal errors
  • Intellectual humility, self-awareness, and accountability with the ability to work collaboratively, respectfully, and openly as part of a team
  • Ability to learn quickly and maintain stamina and good humor under pressure
  • Understand the company values and be able to demonstrate how you embody them in your approach to bringing compliance perspectives to the company
  • Puts the client first and dedicates time to relationship development. Seen by internal and external colleagues as a reliable, credible, and highly valuable resource

General

  • Bachelor’s or Master’s degree in related field.
  • At least three years in a compliance management role in the real estate industry with an emphasis on corporate strategy and successfully building compliance platforms
  • Strong computer skills including Microsoft Office and compliance management software
  • It will be critical to exercise sound judgment and decision-making skills
