Continued growth requires continued investment in talent. We are hiring a Real Estate Operations Manager to lead our property management and project management teams. Cornerstone is seeking a highly motivated individual with a genuine interest in real estate, construction, and property management. The ideal candidate must possess good judgment, initiative, a strong work ethic, the vision to improve outcomes and results, and a desire for continuous learning. The role is dynamic, interesting, and requires a broad range of hands-on management skills and strengths: strong verbal and written communication, tenant and subcontractor/vendor relations and accountability, project cost budgeting and management, and risk mitigation. The ideal candidate for this role will be able to pivot from skill to skill, work autonomously, and lead and support staff and peers.
Responsibilities:
- Construction Project Management: Oversight of construction, renovation, tenant, and property improvement projects in accordance with company project management controls, process and procedures; including the management and organization of sub-contractors, vendors and suppliers.
- Property Management: Consistently deliver a high-quality level of service to tenants. Respond quickly and effectively to tenant requests. Routinely inspect properties and implement effective property repair and maintenance protocols.
- People Management: Lead, train, mentor and develop property and project management team members and supporting contractors. Hold team members accountable for performance and provide continuous feedback and support.
- Expense Management: Identify and execute operational efficiency initiatives and assist in managing all controllable property operating expenses.
- Risk Management: Manage and mitigate all property inspection-related risks.

- Communication: Communicate clearly, proactively and effectively to internal and external audiences both verbally and in writing. Deliver and receive feedback constructively. Continually ask questions to resolve problems and learn new skills. Negotiate fairly and efficiently with third-party contractors and vendors.
- Organization and prioritization: Detail oriented, manage multiple projects and demands according to deadlines and budgets.
- Commitment to outcomes: Results and process oriented, assess and reengineer processes, diagnose problems and propose improvements all geared at better outcomes for the company and our tenants.

Education and Experience:
- 2 or 4 year college/university degree
- 3 – 5 years of construction or real estate experience or exposure
- 2+ years team manager experience
- Engineering/technical experience is a plus
- Computer literacy, ideally with some ability to read CAD
- Effective negotiator with contractors and vendors
Travel: 25% to 50% (visits to properties in CT, PA)
Job Type: Full-time
Pay: $90,000.00 - $120,000.00 per year
